One Market Square is a 750,805 SF mixed-use office tower located at 800 Preston Street within the Central Business District of the City of Houston, Texas.
The 41-story office tower will consist of 30 floors of Class A Tier 1 office space above an 11-story retail and parking podium consisting of two levels of retail space and approximately 1,500 parking spaces.
One Market Square’s unique location within the CBD offers multiple commuting options to access the site, with superior convenience to the affluent neighborhoods of River Oaks, Tanglewood, and the Memorial Villages.
The property has a tunnel easement agreement to connect to the extensive pedestrian tunnel system throughout the CBD.

The project has received its Exemplar Project Approval in March, 2017, which means that the project has been pre-approved by the USCIS.

Fully Financed and Under Construction
Phase I of the project is fully financed, and the EB-5 funds will be used to replace $8 million of bridge financing commitment. The on-site work commenced in October 2016, and Phase I is targeted to be completed in early 2018.
Phase I of One Market Square is projected to create 297 jobs, offering an 86% job buffer for 16 investors.
